Project location
Fardous October project is located in outstanding location in the first urban area, plot 15, in front of the premium ninth district in the north expansions on Gamal Abdel Nasser Road next to Shooting Club. It is an integrated (residential/ retail/ office/ medical) project.
Area of the land allocated to the project is 16.5 feddans, equal to 70,000 m2. The project consists of:
Lands allocated to green areas, pedestrian corridors, roads and parking places of 48%.
Lands allocated to residential activity with percentage of 44%.
Lands allocated to services with percentage of 8%.
Project components
34 residential buildings on plot area of approximately 73,000 m2, 99.5% of units were sold and handed over.
Mosque on land area of 1327 m2and was constructed and opened in 2018.
Medical/ retail building: Area of the land allocated to the building is 2028.93 m2.
Retail/ office building: Area of the plot allocated to the building is 1270 m2.
Remaining area of the project is greeneries, pedestrian corridors and parking lots.
Medical/ Retail Building
Area of the land area allocated to the building is 2028.93 m2, with footprint of 30%.
The building consists of:
I.One basement with area of 1160.63 m2 with multiple activities (stores/ garage) and consists of 4 stores in addition to 31 parking lots.
II.Ground floor with total area of 689.18 m2 (allocated to commercial activity) which consists of 10 stores.
III.First and second floors on area of 574.25 m2 per floor with total area of 1148.5 m2 for the two floors (clinics), which consists of 10 clinics per floor with total 20 clinics.
Building license was issued and excavation works, pouring of plain and reinforced concrete of bases, reinforced concrete walls of basement were completed. Plain concrete of foundations, reinforced concrete of foundations and supporting wall were completed. Pouring of basement ceiling, and columns and ceiling of the ground floor and first floor were completed.
Retail/ office Building
Area of the land allocated to the building is 1270 m2, with footprint of 30%.
The building consists of:
I.Ground floor on area of 407.06 m2 allocated to retail activity and consists of 4 stores.
II.First floor on area of 422.19 m2 allocated to retail activity and consists of 2 stores.
III.Second floor on area of 422.19 m2 allocated to office activity and consists of 2 management offices.
Building license was issued and works of foundations, columns, ceiling of ground floor and ceilings and columns of first floor are completed.
